Boiler Servicing
About This Service
A yearly check that keeps your boiler safe
Welm Facilities Maintenance carry out annual, Gas Safe-registered boiler servicing for homes and businesses in Sale. Each service follows the manufacturer's checklist: we clean the burner, test the controls and inspect the flue to protect your warranty and reduce the risk of carbon monoxide.
A boiler that is serviced every year tends to run more efficiently and is less likely to let you down in the first cold snap. Small problems, such as a worn seal or a blocked condensate pipe, show up early, when they are simpler to put right.
We look after domestic boilers and light-commercial systems, so the same careful checks apply whether it is your family home, a rented flat or a small business.

Commercial and landlord boiler servicing
We service light-commercial boilers as well as domestic ones, and tailor each visit to the plant on your site.
For landlords and small businesses, the paperwork matters as much as the work. After each service you receive a written service record with the readings taken, any safety notes, and the parts showing wear noted ahead of time so you can budget for them. It gives you a clear record to keep on file for your property or premises.
If you let a property, a service is not the same as your yearly landlord gas safety record. That is a separate legal check, covered on our Gas Safety Checks page.
For larger heating systems, planned maintenance and installations, see Commercial Heating Services. If a commercial boiler has broken down, our Commercial Boiler Repair Services page explains how we handle faults.
What affects the cost of a boiler service
The price of a service depends on a few things:
Make and age of the boiler. Older or less common boilers can take longer to strip down, clean and test.
Access. A boiler in a loft or a tight cupboard takes longer to work on than one on a kitchen wall.
Domestic or commercial. A commercial boiler usually needs more checks and fuller paperwork than a home boiler.
Tell us the make and model of your boiler and where it is fitted when you get in touch, and we can give you a price for your service.
